Flat concrete, meaning sidewalks, loading docks, parking decks and dumpster pads, takes full pressure run through a surface cleaner. Vertical surfaces, meaning brick, painted block, stucco, metal panel and the older masonry downtown, get soft washed at low pressure so we are not driving water into the building or blowing mortar out of a hundred year old joint.

Scope

Frontage and entry concrete, building elevations, awnings and canopies, drive-through lanes, dumpster corrals, stairwells, breezeways and parking deck levels. Gum, grease and bird mess get pretreated before the general wash.

Off hours

Nearly all of it happens before you open or after you close. A restaurant patio and its sidewalk is a couple of hours. A parking deck or an apartment community with several buildings gets broken into nights so nothing sits out of service.

Full property washes book heaviest in spring and fall. Dumpster pads, drive-throughs and entry concrete run on rotation all year.
